I upgraded my CPU and now have an Intel i7-12700K left over. I'm considering building a compact desktop for my dad, who would mainly use it for everyday tasks. I already have a monitor, keyboard, and mouse, and I'm located in the United States near a Micro Center. My budget is around $300, although I'm unsure whether that's realistic given current DDR4 prices. Would it be cheaper to build around the 12700K with used parts, or should I sell the CPU and buy a refurbished or mini PC instead?

If your dad only needs web browsing, documents, streaming, and similar light work, a low-cost mini PC is likely the simplest choice. An older refurbished business mini PC should handle those tasks easily, while the 12700K build would be overkill and may require compromises on the motherboard, memory, case, and power supply.
A complete build around the 12700K is probably difficult at a strict $300 budget. Even a basic setup could cost roughly $50 for a case, $50 for a power supply, $100 for a motherboard, $100 for memory, and another $30 for cooling, before adding storage or Wi-Fi. The CPU is only one part of the total cost.
You might be able to make it work for about $300–$370 by buying a compact LGA1700 motherboard, used DDR4 memory, a modest SSD, and a small case with Wi-Fi. Used RAM and storage are reasonable ways to reduce the cost. Just make sure the case supports your cooler and has enough airflow for a 12700K.
That build looks pretty solid. I already have a Noctua U12A cooler, but I’m worried it may be too large for a compact case.
For basic tasks, a refurbished business desktop or older mini PC may be the better value. You could sell the 12700K while it still has good resale value and use that money toward a ready-to-use system with DDR4 and a reasonable upgrade path. Refurbished systems around $300–$350 are worth checking, and used models can sometimes be found closer to $70–$100.
