Honestly, I think you might be overpaying for the Intel and motherboard combo. Have you considered the AMD Ryzen 7800X3D? It could save you some cash while giving you similar or even better performance. Plus, with AMD, you have the option to upgrade later without needing a new motherboard every time.
Are you stuck to just Newegg for your parts? If you're open to other vendors, it might help with pricing, especially if there are sales. Let me know if you want other suggestions.

Just a heads up, 1TB isn't that spacious these days for gaming. If your budget allows, consider going for at least 2TB or even 4TB to future-proof yourself a bit more.
