I'm currently using a 3060 and it's performing okay, even under heavy workloads. However, I want to make rendering easier since I'm also working with Blender. I've seen tons of 3080s going for around $350 in my area, so I'd like to keep my budget under $400. Any recommendations?

Honestly, you might consider keeping the 3060 as a backup. This way, you can test how your game performs on older hardware. Sometimes, it’s wise to ensure your game runs well across various systems, especially before a full launch.
If you're looking for the best performance for under $400, definitely consider the 3080 or 3080 Ti. These cards are significantly more powerful than newer models within that price range. You might even find a 3080 for as low as $300 to $350, and I think the extra $50 for the 3080 Ti could be worth it if you can swing it.
For more detailed benchmarks and insights, definitely explore GPU content creation charts, and other resources to see how different cards perform in Blender and game development. And remember to clean your drivers properly when switching GPUs!
Look for any 30 series cards or newer with at least 16GB of VRAM. This should give you plenty of power for game development and rendering tasks. The 7800 XT is also solid if you can find it near your budget.
Check your local marketplaces and sites like eBay for a 4070. It could be listed close to your budget. Otherwise, the 3080 12GB or 3080 Ti are still excellent choices. Good luck on your search!
