What GPU should replace my RTX 3060 for 1440p gaming?

My RTX 3060 12GB died, and I have about $1,100 SGD to spend, roughly $860 USD. I'd prefer a replacement with at least 12GB of VRAM. The RTX 5070 and RX 9070 XT are both on my shortlist, with only around a $50 SGD difference locally. Are there any other cards I should consider? My system has a Ryzen 7 5800X, 32GB of DDR4-3200, and I may upgrade the CPU to a 5700X3D or 5800X3D. I mainly play simulation games such as Cities: Skylines II and want strong 1440p performance with upscaling. Intel GPUs aren't a good fit for the games I play, so I'm choosing between AMD and Nvidia. The original failure was caused by a power surge that also damaged my PSU and motherboard, while the CPU, memory, and storage survived.

If the two cards are only about $50 SGD apart, I’d lean toward the RX 9070 XT. It gives you more VRAM and is the more straightforward choice for your stated priorities. The RTX 5070 may still be worth considering for Nvidia-specific features, but purely for VRAM and gaming performance, the 9070 XT is the obvious pick.

The RX 9070 XT looks like the strongest choice if VRAM is a priority. At around $999 SGD from some retailers, it offers performance close to an RTX 5070 Ti while giving you 16GB of VRAM, making it a compelling option for 1440p simulation games.

Also check the regular RX 9070. It’s roughly 15% slower than the XT but can still be around 10% faster than the RTX 5070 in raw performance, depending on the game. Once upscaling is used, the difference may be smaller, and the lower price could make it better value.

The non-XT is about $170 SGD cheaper where I live, so I’ll definitely consider it if the performance difference isn’t too noticeable.
