I'm currently using an i5 12600K with DDR4, but I'm considering switching to an AMD setup with DDR5 to improve my gaming experience in Tarkov and CS2. I play at native 1440p in Tarkov and use a 4:3 stretched resolution in CS. I've noticed I'm struggling to maintain over 200FPS in CS2 and only hitting around 60FPS in Tarkov after the latest patch. I'm wondering if the 7800X3D is worth it, or should I upgrade to the newer 9700X or 9800X3D instead? Any advice?

If you're focused on CS2, any X3D processor will give you a noticeable boost. You can't go wrong with either the 7800X3D or the 9800X3D depending on your budget. I'd definitely recommend going for the X3D for those games.
In general, CPUs like the 7700 and 9700X are capable for 1440p and even 4K, but since you're playing Tarkov and CS2, I suggest you go with the 9800X3D. It's more than enough to give you a smooth experience in those games.
Just to add, if you can find either the 7800X3D or 9800X3D for a reasonable price, either will serve you well for your setup with the 5070Ti.
For your gaming type, the 9800X3D would be an excellent choice. It's designed to handle VRAM-intensive games like Tarkov while maintaining high frame rates at 1440p. Plus, make sure you have a good RAM setup, something like a 6000MHz CL30 kit, to maximize your performance.
I personally think the 9700X gives good single-thread performance, but for your needs, I'd recommend the 7800X3D as it's specifically designed for gaming performance. If you can find one at a decent price, it’s a solid choice for your setup.
Yeah, and if there's a price gap of over $50, the 7800X3D is definitely the better deal.

Absolutely! The X3D series really excels in terms of frame rates for those titles. If you're aiming for the best performance and can snag the 9800X3D for a good price, that’s the way to go!
