I'm building a new PC in Egypt with a budget of about $2,400. The system will mainly be used for gaming, along with coding, compiling, and some local LLM application development and hosting. My current parts list is a Core Ultra 7 270K Plus or Ryzen 7 9800X3D, a Gigabyte Z890 Eagle WiFi motherboard, 32GB of Kingston DDR5-6000, a Gigabyte RTX 5070 Ti 16GB, a Cooler Master 360mm AIO, Cooler Master 600 Elite case, an 850W 80+ Gold power supply, and a Gigabyte MO27Q28Q monitor.
I know the 9800X3D is generally faster for gaming, but the 270K Plus has more cores and threads for compiling and LLM-related work. With an RTX 5070 Ti at 1440p, would the gaming difference be clearly noticeable or mostly limited to benchmarks and CPU-limited scenarios? Would the extra cores make a meaningful day-to-day difference for development and local AI workloads?
I'm also concerned that the Z890/LGA1851 platform may have limited upgrade potential if Intel moves to another socket soon. Is AM5 a better long-term choice? Finally, are there parts of this build worth trimming or changing, such as the 360mm cooler or 850W power supply?

The decision should depend on how you divide your time. The 9800X3D is roughly around 10% faster in many gaming comparisons, while the Core Ultra chip can be substantially faster in heavily threaded productivity tasks. If gaming is about 80% of your use, choose AMD and accept that development workloads will still be plenty fast. If compiling, hosting, and other workstation tasks dominate, Intel's additional cores may be worth prioritizing.
For a mostly gaming-focused system, the 9800X3D is the safer choice. It can still handle compiling and development workloads very well, and the gaming advantage is not only a 1080p benchmark phenomenon. At 1440p the GPU usually matters more, but CPU-heavy games and situations using upscaling can still show a noticeable difference, especially in frame-time consistency.
LGA1851 has very limited upgradeability and is effectively a short-lived platform. AM5 should offer more future CPU options, so it makes more sense if you expect to upgrade instead of keeping the same processor for many years. A solid B850 board should be sufficient for the AMD build; you don't need an expensive top-end motherboard unless you have specific expansion or connectivity requirements.
The 9800X3D does not need a 360mm liquid cooler. A good dual-tower air cooler should handle it, which could save money and remove pump-related failure risk. An 850W supply is enough for an RTX 5070 Ti and either processor, but make sure it is a modern ATX 3.0 or 3.1 model with the appropriate native GPU power connector. Also compare the actual prices of both CPU platforms, since a large bundle discount can outweigh moderate performance differences.

There are cases where the Intel chip produces better 1% and 0.1% lows even when its average gaming performance is lower. I changed from a 9800X3D to a lower-priced Core Ultra setup and found the frame pacing smoother in some games, so average FPS is not the only metric to consider.
