What kind of tasks will this PC be handling? Are you using any specific features of the X870 chipset that you couldn't get with a cheaper B850 motherboard? That could make a difference in your decision.
I might actually suggest going with the B850 now that I double-checked, especially if you're mostly multitasking and not doing heavy workloads.
You might want to consider upgrading your power supply to at least an 850W, even though 750W would technically work. The current PSU lacks PCIE 5.1 support, and the newer ones have the 12VHPWR connector that you should ideally use without an adapter. Personally, I'm using the be quiet Pure Power 13M 850W with a similar setup, and it works perfectly.

For me, the price difference in Canada between the X870 and B850 was only about $20, which is why I went with the X870. But it's worth checking the specifics based on your needs.
