How Good Is This ₹89K PC Build, and Should I Choose 1440p 144Hz or 1080p 240Hz?

I'm putting together a gaming PC for about ₹89,000 and have roughly ₹1 lakh total to spend, including a monitor. The build uses a used Intel Core i5-12600K and used MSI RTX 3070 Ventus 2X 8GB, along with an MSI B760M-A WiFi DDR4 motherboard, 16GB DDR4-3200 memory, a WD SN580 512GB SSD, a C621 CPU cooler, a DeepCool 750W Gold power supply, and a DeepCool CG530 case.

For the monitor, I'm deciding between a 27-inch Acer SA272U P1 with a QHD IPS panel and 144Hz refresh rate for ₹10,699, or a 24-inch MSI MAG 245F X24 with a Full HD IPS panel and 240Hz refresh rate for ₹8,550. Which display makes more sense for this hardware and my budget? I'd also like an honest opinion on the tower's overall quality and price-to-performance value.

The core combination of the 12600K and RTX 3070 is still strong for 1440p gaming, so the system should perform well overall. The main things I’d double-check are the condition and warranty of the used parts, especially the graphics card, and whether the cooler is capable of handling the 12600K under sustained loads. I’d also consider upgrading to 32GB of RAM and a larger SSD fairly soon; 16GB and 512GB can feel limiting with modern games. If the used components are tested and priced fairly, the build has decent performance-per-rupee, but the exact value depends heavily on what you paid for each part.

I’d choose the 27-inch 1440p 144Hz monitor. The RTX 3070 is a much better match for QHD gaming than for chasing 240Hz at 1080p, and the larger screen has noticeably sharper text and image quality—about 109 pixels per inch versus roughly 92 on the 24-inch Full HD display. The 240Hz option is mainly worthwhile if you focus on competitive games such as Valorant or Counter-Strike and can consistently push very high frame rates. With the Acer, the total comes to about ₹99,699, so it still fits your overall budget.

That makes sense for the monitor. How does the PC tower itself look in terms of performance and value for the money?
