Is RTX 3070 with 12700K Good for High Refresh Rate Gaming at 1440p?

I'm looking to build a gaming PC that can consistently hit 120fps while playing at 1440p. I'm considering an Intel i7-12700K paired with an RTX 3070. The most demanding game I'll be playing suggests I need something like an i7-10700K. I've read that the 12700K performs well at 1440p, but I'm not sure if overclocking is worth it or if I should just stick with the non-K version. For memory, I plan on going with 32GB (2x16). I'm also looking at a Z690 or Z660 motherboard in mATX form factor, but I'm finding it tough to get one under $100. Any advice on my build?

You’re right about the diminishing returns starting around the $600 mark, so you might want to be careful with spending. Just make sure you're comfortable with the performance limits of the components you're choosing!

I've been into Pax Dei lately—it demands an RTX 3060 and 8GB VRAM, plus Hogwarts Legacy which needs an RTX 2080 Ti and a decent Intel i7. I’ve seen used 3070s and 12700Ks for around $220 each, but finding an affordable Z690 motherboard feels impossible. I'm aiming to keep everything under $800 and plan to upgrade later.
