Is the 7900 XTX worth the extra cost over the 9700 XT for flight sim gaming?

I'm upgrading my gaming rig primarily for Flight Simulator, and I play in 4K resolution. Right now, I have an AMD Ryzen 7 3800X processor, an NVIDIA RTX 2080 Ti, and 32GB of 3200MHz RAM. To upgrade the CPU, I'd also need a new motherboard and RAM, so I'm leaning towards getting a new GPU instead for better performance. I found the 9700 XT for $699 at my local Micro Center, but the 7900 XTX is priced at $999. I'm trying to figure out if investing in the newer 7900 XTX is a better option for additional frames, or if the older 9700 XT would suffice as a cost-effective upgrade. Are there any other GPUs under $1,000 that I should consider?

The 9070 XT is often viewed as a superior option compared to the 7900 XTX, especially at a lower price point—it's actually around $300 cheaper. For a budget-friendly choice, check the 5070 Ti as well, which comes in at about $750.

I checked the Gamers Nexus review and saw a 20-30% FPS difference at 4K between the 9700 XT and the 7900 XTX. Did I understand that correctly? If I do find the 5070 Ti for $750, which one would you choose?
