Right now, I've got a solid setup with an Intel i7-12700K and 32GB of DDR4 RAM, coupled with a Gigabyte RX 9070 XT, which I scored for $730. My gaming focus is primarily on single-player AAA titles and simulation games, and I'm aiming for a smooth 4K experience at 120 Hz with upscaling or frame generation.
My local Micro Center is offering a deal on a 7800X3D bundle that includes an ASUS B650-E motherboard and DDR5 RAM for $500, but I've heard mixed reviews about the board's stability. Since I want my gaming rig to last for at least 5 years, I'm debating if the performance difference justifies the additional $243 for the 9800X3D. Can you talk me out of getting the 9800X3D?

I’d steer clear of the 9800X3D if you’re worried about motherboard issues. The 7800X3D should meet your needs just fine, especially at 4K where your GPU will be the bottleneck. The 9800X3D isn’t a massive upgrade, so saving that cash could be smart.
