What’s the Best Screen Recording Software for Demos?

I've noticed that many website demos feature a screen recording and editing tool that tracks the cursor movements, zooms in when the cursor interacts with certain elements, and zooms out later. It's a bit tricky to explain the effect I'm seeing. Can anyone recommend what software might be used for this?
