Is it worth upgrading from a Ryzen 3700X to a 5700X or 5800X?

My Ryzen 3700X is struggling lately after its memory controller failed, so now I'm running it with just two sticks in single-channel mode. I tested it on a friend's board, confirming the issue is with the CPU. My setup is showing its age, especially in newer games, and while my GPU (a 2070 Super) is still decent, the CPU is definitely holding back performance. I'm considering whether to upgrade to either a 5700X or a 5800X, or if I should just find another 3700X instead. I know the newer chips are technically faster, but will the upgrade really make a difference in modern titles like MS Flight Sim 2024, Stalker 2, or games developed with Unreal Engine 5? Also, the 5000-series X3D processors are too pricey for me right now. I'd appreciate any insights or advice!
