Need Help Building a Future-Proof PC for Gaming and School

Hey everyone! I'm looking to build a PC that can serve as my new entertainment hub, primarily for gaming on a 70" TV, similar to my Xbox. Ideally, I'm hoping to get a system that can last me around three years without major upgrades. I want to ensure it delivers solid performance with great resolution and steady frame rates, especially for AAA titles. Currently, I enjoy games like The Elder Scrolls and Fallout, and I'm interested in getting into virtual reality gaming. Also, I'll be using it for 3D modeling, CAD applications, and some medical software for my studies. My budget is between $1,000 and $1,500, but I'm open to stretching it a bit if it really helps with performance.
