I'm currently using an Intel i5-12400F CPU paired with an RTX 4060 GPU, along with 64GB of DDR5 RAM on a MAG B760 Gaming Plus Wi-Fi motherboard. I'm trying to figure out which component to upgrade first since I notice high usage rates for either the CPU or GPU depending on the game I play.

I think you should focus on upgrading your GPU first. The performance boost from a new CPU might only be around 30% for single-core tasks, especially if you're looking at something like a 14700K, which is pricey for the increase you get. On the other hand, a better GPU can make a big difference in gaming performance. Options like the 5070, 9070, or 9070XT are worth considering, even though the 5070TI has gotten a bit too pricey lately.
