Which Graphics Card Should I Choose: 5070, 5070 Ti, or 9070 XT?

I'm trying to decide between three graphics cards: the 5070 for $750, the 5070 Ti for $1100, and the 9070 XT for $900. What do you all recommend I buy? I mainly plan to use it for gaming, but I'm also starting university soon and want to get into game development. Would it be better to go with the 9070 XT now and upgrade later, or just stick with the 5070?

I'd suggest checking the price of the 9070 — it might hit that sweet spot for you. The 5070 Ti is a bit pricey for what it offers, and the 5070 has only 12GB of VRAM, which might hold you back in the future.
