I'm currently using an i7-12700F CPU with a GTX 5070, and I play some really CPU-heavy games at 1440p like Tarkov and Rust. I'm thinking about upgrading to a DDR5 AMD motherboard because I have a B660 DS3H AC DDR4-Y1 motherboard and 32GB of DDR4 RAM. However, RAM prices have skyrocketed recently. Should I go ahead and upgrade my CPU now, or hold off until RAM prices drop?

Your current setup is pretty solid. Upgrading from an i7-12700K to an i5-14600K or i7-14700K won't give you much of a performance boost given the cost involved. If Tarkov wasn't such a demanding game, I'd say just stick with what you have. However, if you want better performance specifically for Tarkov, consider investing in one of those new AMD x3D chips like the 7800x3D or 9800x3D along with a new motherboard and DDR5 RAM. Just be ready for a hefty price tag.
Honestly, I don't see a reason for you to upgrade right now. Your CPU is good enough for at least the next five years, and your GPU is still strong. Plus, 32GB of RAM is more than adequate. Stick with your current setup unless you're really feeling the need for a change.
I'm planning to hold off on upgrades for now too, probably until the next generation of parts comes out. I'm also considering switching to AMD for the first time after always being an Intel user — I'm currently on a 14700K.
