I'm having a tough time setting up port forwarding for my Minecraft Bedrock server using the Xfinity app. I've added the port forward and the app confirmed it was added successfully, but the port remains closed. I checked the IP settings at 10.0.0.1 to ensure my device has a static IP, but every time I try to set it as reserved, it still shows as using DHCP. This has worked for me in the past, but now it doesn't seem to apply at all. When I attempted to change the device's local IP manually via the web interface, it reverted to the old IP after refreshing. It's frustrating because I can't even assign the new IP without getting an error that it's already in use, but my server is still accessible at the old IP. It feels like the router is confused about both IPs. Has anyone experienced this issue before? How can I make sure the static IP and port forwarding actually work?

Funny enough, it randomly started working again for me, so maybe it just takes time to settle. But I definitely feel your pain. Hopefully, this helps others with similar issues!
Just to clarify, once you reserve an IP on your router, it still operates under DHCP. You need to reset the device for the reservation to take effect. Have you tried that?
You should check out some guides on port forwarding to clear up any confusions. Also, make sure that when you reserve an IP, you actually restart your device. Sometimes, it won’t apply until you do that or at least renew the IP settings using a command like 'ipconfig release/renew'.
