I went from an i7 8700K to the 9800X3D, and even gaming at 4K, I noticed up to 2x FPS in some games. It was a great decision for me. However, your 12700F is already quite capable and unlikely to bottleneck. You might want to hold off on the upgrade for a while.
The X3D is indeed a top-tier CPU, but the price tag is steep. The distinctions in performance compared to alternatives like the 5900X or 5950X aren't substantial, usually around 12 FPS.
