I'm trying to set up port forwarding for my Minecraft server, but I'm hitting a wall. I live in an apartment where the router is managed by my provider. After some struggle, I accessed the gateway, only to see a message that reads: 'Managing your home network settings is now easier than ever. Please download the Xfinity xFi app to set up port forwards, among many other features and settings.' Unfortunately, I can't log into the XFi app, and my apartment management has said they can't provide me with the login. Is there any way to accomplish port forwarding without this app, or am I out of luck?

You're pretty much facing a CG-NAT issue, meaning traditional port forwarding won't work. The way around that is to use a tunneling service. It can help expose your local server even when you don't have control over the router. It's not the best solution, but often the only one unless you can get login access from your ISP or building management.
