I'm planning to upgrade from my 8700k to a new CPU, primarily focusing on the motherboard, RAM, and CPU. This is my first time moving to AMD, and I've noticed that not all motherboards are created equal. Should I go with the following build? Also, can someone explain what's going on with RAM prices lately?

Check the clearance between your RAM and CPU cooler; it’s probably fine, but it doesn't hurt to double-check. What’s your main use for this build? The 9800X3D is considered the top choice for gaming, while the 9950X3D is better suited for productivity tasks.
Why are you choosing a 16-core CPU instead of an 8-core? For gaming, there's really no significant advantage there. If you're looking at it for future-proofing, you might still be okay sticking with 8 cores for now.
Make sure to choose RAM with a low CAS latency. Many AM5 RAM modules come with high latency. I bought some high CL RAM thinking I was future-proofing, and now I'm stuck with it since the prices for better options have gone up.
