I'm experiencing inconsistent WiFi speeds with my MSI Z790 Tomahawk motherboard that has the Intel AX211 WiFi adapter. Sometimes I can get speeds over 100 Mbps, but other times it drops to as low as 10 Mbps, and occasionally it hits 250 Mbps. Most often, though, it's under 100 Mbps. I have a Keenetic Hopper DSL setup that provides up to 1000 Mbps via a wired connection, which works just fine. Meanwhile, my other devices, like my MacBook Pro from 2015, consistently show around 450 Mbps. It looks like there might be something limiting the performance of the WiFi adapter.

It sounds like your WiFi is being pretty fickle! First off, make sure to update the driver for your Intel AX211 adapter. After updating, go into the settings and configure the adapter to use the recommended 802.11ax settings (try preferring the 5 GHz band and leave the channel width on Auto). That might help stabilize your speeds. Also, if you're still having issues, consider changing your Keenetic router's 5 GHz channel width to 80 MHz instead of 160 MHz, as this can sometimes improve performance. Good luck!
